Sunny Outlook for Refreshing Shade in King Harbor

Mike Zislis, one of the South Bay's most productive and successful entrepreneurs, now gets to build a beautiful new hotel in what has long been a badly under-performing section of King Harbor.  I'm pleased to see that Redondo Beach Councilman Bill Brand, who I had the pleasure of meeting over the weekend at a candidate event, is lending support to this deserving development and beautification effort.  The public's passage of Measure G, allowing reasonable development and removing the unfortunate blockade which had stymied sensible land usage, helped clear the way after a multi-year logjam. - David

An Informed Perspective on Redondo Beach Measure G

Wise words on Redondo Beach Ballot Measure G from my colleague Sandi Pfister of South Bay Brokers:

"If you know anyone, client or friend, who lives in RB it might be good to have a conversation where you can help people understand that just one small new hotel - Mike Zislis' proposed 57-room boutique hotel next to Cheesecake Factory - could bring in $500,000 to $700,000 per year in transient taxes without increasing car trips. Also, if Measure G is approved it is also a vote of the citizenry to 'approve' the City's proposed Coastal Plan. That means developers would not ever have to go before the California Coastal Commission to get approval for a project.


AND, approval of Measure G would help to restore reasonable property values for commercial properties in RB. Since Measure DD was approved, no developer wants to try to purchase and then go to the ballot box to receive approval for any project - so property values are way down. And, I personally think that finding and electing smart people to the City Council every time they have a chance to help mold their City is the best way to keep the City vibrant and in good health."

Sandi is on the right track.  Those who want to keep Redondo Beach to themselves rather than allowing it to experience the natural growth of a beautiful beachfront are waging a war on their city's prosperity not unlike that of the Federal Government upon us all. If they're doing this knowingly, then I'd strongly encourage looking into their motives.  If unknowingly, simply believing the negativity that has surrounded this issue for so many years, then it would make sense for them to learn the facts and make an informed decision, whether popular or otherwise.

The first step in getting better informed would be to recognize that the AES plant will not simply pack up and go away.  We need to work with AES to do something intelligent, rather then hallucinating that it will do something completely diseconomic.

I'd say the informed vote on Measure G is a "Yes."  - David
