Apartment Rents Rise as Sector Stabilizes - WSJ.com
Good sign for residential real estate and income property investors as well: Apartment Rents Rise as Sector Stabilizes - WSJ.com. The article mentions that rents have continued downward in the Inland Empire, attributing this to a rise in purchases! If even that market is stabilizing, then the stability we've been seeing in the South Bay since February seems to have reached pretty far inland. - David

Residential Income/Investment Properties Analyzed in Detail!
Considering an investment in residential income properties within 2-3 miles of the beach?
I've just completed an exhaustive analysis of currently available apartment buildings from Santa Monica to Redondo Beach in the $2-6 million range. Found cap rates as high as 5.4% and gross rent multipliers as low as 11.1. Of course, those are based on asking price.
Also found lots ranging to 1/2 acre; cost per unit as low as $164,750, cost per bedroom as low as $106,094, assumable financing as high as $2.5 million.

Should I Become a Landlord? - WSJ.com
Interesting topic, whether to sell a single family home or become a landlord. There are many considerations, some addressed in this brief Q&A:
Should I Become a Landlord? - WSJ.com
There are many more factors to consider; overall it's important to remember that a single family home in a nice neighborhood is not a "natural" rental as is a unit in a duplex, triplex, or apartment building, but can make sense in the right circumstances. Comment with questions if you'd like more info. - David
